When To Test

Most mold problems don't announce themselves.

By the time you can see or smell mold, you are already dealing with a remediation cost. Here are the situations where testing pays for itself:

  • Buying a home

Especially properties with any history of water damage, leaks, or flooding. Mold problems rarely show up in a standard walkthrough.

  • Visible water staining

Stains on ceilings, walls, or in crawl spaces signal past or active moisture intrusion. Where moisture sits, mold follows.

  • Persistent musty smell

A musty odor with no visible source usually means mold is growing somewhere out of sight (behind walls, under flooring, in the crawl).

  • Health symptoms

Allergic reactions, respiratory issues, or headaches that flare up in specific rooms are a common indicator of an indoor air quality problem.

  • After a leak or flood

Even if the surface dried, mold often grows behind drywall, under subflooring, or inside cavities that were never fully remediated.

  • Older homes

Pre-1980 construction often has hidden moisture issues from older roofing, foundation drainage, or plumbing that has aged out of code.

Local Context

Why mold is a quiet problem in Treasure Valley homes.

The Treasure Valley's hot summers, irrigated lawns, and seasonal rain combine in a way that's tough on older roofs, foundation drainage, and crawl spaces. Most homes here have crawl spaces rather than basements, and crawl space moisture intrusion is the single most common driver of mold growth we see across Ada, Canyon, and the surrounding counties.

  • Crawl space moisture from poor drainage, missing vapor barriers, or failed sump pumps is the most common cause of mold in Treasure Valley homes.
  • Aged roofing on older Boise and Caldwell properties allows slow water intrusion that goes unnoticed until interior staining or musty odors appear.
  • Bathroom and laundry ventilation shortcuts in tract-built homes (vents that terminate in the attic instead of outside) trap humidity where it can grow mold for years.
  • Slow plumbing leaks behind walls or under flooring can grow significant mold colonies before any visible water damage shows on the surface.

A standard home inspection can flag visible moisture and obvious surface mold, but it cannot identify species or concentration. That requires lab analysis. If your inspector identifies any moisture concerns, or if the seller's disclosure mentions any history of leaks, testing is the responsible next step before closing.

What your mold test report tells you.

After the visit, you receive a full written report with photos. No vague "elevated levels" language, no upsell to a sister remediation company.

Frequently Asked

Mold testing questions, answered.

How is mold testing different from a mold inspection?

A mold inspection is a visual assessment. A mold test takes actual air and surface samples and sends them to a lab for analysis. Iron Clad does both, but it's the lab testing that tells you definitively what species are present and at what concentration.

Is the mold in my home dangerous?

Some molds are essentially harmless. Others (particularly black mold strains like Stachybotrys) can cause significant respiratory and neurological issues. The lab analysis tells you which type you have and how concentrated it is, both of which matter for understanding your actual risk.

How fast will I get results?

Sample collection takes 60 to 90 minutes on-site. Final turnaround depends on lab processing time, and we will give you a specific timeline when we confirm your appointment. Our reports come with photos and clear, plain-language explanations.

What happens if you find mold?

Your report includes clear remediation recommendations: what needs professional removal and what you can address yourself, plus follow-up testing guidance. Iron Clad does not perform remediation. We test and report, which keeps the analysis honest and conflict-free.

Should I test for mold during a home inspection?

It's an ideal time, especially when there's any history of water issues or visible signs. Adding mold testing to a home inspection is more efficient (one visit, one team), and it saves 10% on bundled pricing.

Do you test for black mold specifically?

Yes. Lab analysis identifies all mold species present in the sample, including Stachybotrys chartarum (the most common species called black mold) and other toxigenic strains. You will see exactly what was detected and at what concentration.
