Why a thorough home inspection matters in the Treasure Valley.
Treasure Valley real estate moves fast, and most Idaho purchase contracts give buyers just 7 to 14 days inside the inspection contingency window to make a go or no-go decision on the largest purchase of their lives. The depth, accuracy, and turnaround of that inspection determine what you know before you close, and what you find out after.
- Older properties in Boise, Caldwell, and Nampa may still have outdated electrical, undersized panels, or galvanized supply lines.
- Newer subdivisions in Meridian, Eagle, Kuna, and Star grew quickly, and construction quality varies builder to builder. Shortcuts in framing, attic ventilation, or grading often surface only after the one-year warranty expires.
- Rural properties across Owyhee, Gem, Payette, Adams, and Eastern Oregon typically run on private wells and septic systems. Neither is regulated by the state, and both require laboratory testing.
- EPA Zone 1 radon zones cover much of Idaho, the highest classification. Elevated indoor radon is common enough here that pre-purchase testing is the rule, not the exception.
- Crawlspace moisture intrusion is a regional pattern in older homes with poor drainage, and it is one of the most common drivers of mold growth in Treasure Valley properties.
Because Idaho does not license home inspectors at the state level, the buyer carries the full responsibility for vetting credentials, insurance, and capability. A standard visual walkthrough cannot detect radon, mold behind walls, hidden moisture, or sewer line damage. Iron Clad's process is built to fit inside a real estate contingency window. Here is what each phase actually looks like, from your first call to the day after closing.
- Booking. Call Iron Clad and you reach a real person. Most clients book within 24 hours, and we work weekends to keep your contingency clock on track. We serve Boise, Meridian, Nampa, Caldwell, Eagle, Kuna, Star, and the rest of the Treasure Valley, plus Eastern Oregon.
- On-site. Our team arrives with a full kit: thermal imaging cameras, drone equipment, moisture meters, sewer scope cameras, radon monitors, and water sampling tools. A standard home inspection takes 3 to 4 hours, and you are welcome to attend.
- Report delivery. Your photo-documented report arrives within 24 hours, organized by priority: what needs immediate attention, what to monitor, and what is purely cosmetic. If a finding requires follow-up after a repair, our free re-inspection brings us back at no extra charge.
- After the report. You have direct phone access to your inspector for follow-up questions and negotiation strategy. If a finding calls for a specialist (structural engineer, electrician, plumber, septic contractor), we point you to qualified local professionals across the counties we serve.

How long does a home inspection take?
Most single-family home inspections in the Treasure Valley take 3 to 4 hours on-site, depending on the size and age of the property. Add another 1 to 2 hours total if you're bundling mold, radon, well water, or sewer scope testing on the same visit.
How much does a home inspection cost in Idaho?
Iron Clad home inspections start at $399 for a typical single-family home. Larger properties, commercial inspections, and additional specialty tests (mold, radon, well water, sewer scope) are priced separately and bundled for a discount when scheduled on the same visit.
Can I attend the inspection?
Yes. We encourage it. You'll get a verbal walk-through of major findings on-site, and you can ask questions as we go. If you can't attend, your detailed photo-documented report will explain everything.
What happens if you find serious issues?
We document everything with photos and prioritize findings by severity. You'll know what's critical, what's worth monitoring, and what's cosmetic. If something needs a specialist follow-up, we'll tell you who to call, and we include a free re-inspection if a major item needs verification after repairs.
Do you inspect new construction?
Yes. We strongly recommend new-build inspections before your one-year builder warranty expires, and ideally during construction (pre-drywall, pre-pour). Builders are not infallible, and finding issues early saves you the cost of fighting for a fix after warranty.
Is the inspector licensed and insured?
Idaho does not license home inspectors at the state level, so this is the buyer's responsibility to verify. Every Iron Clad inspector holds InterNACHI certification, carries Errors and Omissions (E&O) insurance plus general liability insurance, and commits to ongoing continuing education. Iron Clad also holds an Oregon home inspector license, where licensing is required by law, and we bring that same licensed standard to every Idaho inspection.
